JOB SUMMARY: The Marketing Coordinator is responsible for administrative responsibilities related to driving traffic, maintaining the website, opening new communities, and advancing advertising and event efforts within a division. This role will assist management with creating and implementing marketing efforts. Responsibilities will focus on executing specific initiatives that drive the strategic marketing for KB Home audience(s) within budget. Will work closely with the sales teams to ensure traffic numbers continually increase. The Marketing Coordinator may also assist management with generating reports and collaborating with both internal customers and external clients (realtors, brokers, vendors).

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Administrative:

  • Update MLS system & provide weekly inventory updates for Realtors.

  • Create and maintain traffic reports.

  • Provide administrative support for weekly KB Agency IO submissions.

  • Purchase promotional items & maintain inventory of Marketing items. Keep Marketing closet organized.

  • Assist with organizing and/or retrieving inventory at warehouse.

  • Organize and distribute mail, schedule couriers.

  • Participate in the yearly audit process for the division and help ensure documentation, signage, and sales offices comply with audit requirements.

Website Maintenance:

  • Create new communities in CMS by providing and uploading all requirements including photography, community highlights, floorplans, floor plan highlights, sales office information, drone videos, interactive floorplans, virtual tours.

  • Maintain website by updating pricing, community status, promo cards, etc, as needed.

  • Make sure MIR homes are all listed, all needed photography is completed, and ready to load to website.

  • Check website weekly for accuracy and comply with all corporate audits.

Signage and Model Homes:

  • Continually monitor community signage routes and flag placement. Ensure flags and signs are in good condition and replace/repair as needed.

  • Order signage for new communities and coordinate placement with sign vendors.

  • Work with sign vendor to analyze migration patterns of buyers to determine signage routs and locations to drive community traffic.

  • Work with Corporate Marketing to produce signage creative that meets appropriate standards.

  • Update monthly/yearly rental agreements for off-site signage as needed.

  • Conduct model home inspections and ensure all items on "check-list" are completed for public viewing

Marketing Plans/Calendar:

  • Work with VPSM & RMD to develop quarterly marketing strategies in support of upcoming communities, underperforming communities and division sales and traffic goals. Utilize learnings from Neustar target groups, buyer profiles and community USP's.

  • Prepare marketing calendar and update to reflect date and strategy changes as necessary.

  • Align events and messaging with marketing calendar.

  • Strategize and work with Starcom on paid media advertising campaigns to generate leads and drive traffic goals.

  • Work with VPSM & RMD on community marketing reviews. Use New Community, Underperforming or Close Out Toolkits as necessary.

  • Communicate community marketing plans and advertising support with sales teams and sales leadership.

  • Update SWOT analysis in conjunction with sales and marketing teams.

Digital Marketing:

  • Social

  • Coordinate calendar with social media team.

  • Provide monthly content for posts, including Spotlights, Employee Spotlights and videos for reels.

  • Email

  • Align email calendar with marketing calendar.

  • Execute email IOs through Workfront.

  • Evaluate performance of emails and adjust based on learnings.

  • Results

  • Review paid digital media results

Marketing Events and Promotions:

  • Assist Marketing Leadership with coordinating community grand openings and other special events.

  • Place food and beverage orders

  • Organize communication efforts - flyers, emails

  • Contact vendors to place orders and monitor vendor commitments

  • Process vendor check requests and vendor set-ups in the system

  • Organize logistics involved with broker visits or special sales events

  • Attend weekly Sales Meetings to communicate and plan for marketing events

New Community Process:

  • Open IOs to support all New Community messaging.

  • Update website status and assets

  • Open new community sales office and signage orders and track through installation

  • Utilize New Community Toolkit

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education/Certifications/Licenses

  • Associate or bachelor's degree required - preferably with Marketing/ Communications emphasis.

Experience

  • Must have at least 1 year of work experience in a professional environment.

  • Prior advertising experience preferred.

  • Prior homebuilding or residential real estate experience preferred.

Work Requirements

  • Work 8-hour days with flexibility for overtime and weekends.

  • Local travel required to tour KB Home communities.

  • Need a car and ability to transport marketing materials to communities.

  • Conduct business in a professional and ethical manner to potential buyers, trade partners, and coworkers to reinforce goodwill and profitability for the company.

COMPENSATION AND BENEFITS:

  • Base Salary: The expected base salary range for this position is $55,000 - $65,000 per year depending on experience, paid semi-monthly

  • Bonus: This position is eligible for a quarterly bonus program
