JOB SUMMARY: The Land Associate is responsible for assisting the land acquisition department in acquiring raw land or finished lots that support the Divisions market strategy and business plan. This includes preparing market research reports as well as scouting possible land deals.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Sellers & LOIs

  • Establish direct relationships with potential sellers and off-market land sources (brokers, land owners).

  • Initiate deal discussions and start preliminary negotiations.

  • Prepare offers and submit Letters of Intent (LOI).

Market & Land Use Research

  • Utilize Market Research Software, broker & developer relationships, and other sources to research and identify potential land acquisition opportunities that align with Market Strategy and Business Plan goals.

  • Create reports from Market research software and other data sources to define competitors.

  • Review municipal records to identify residential projects in process for potential acquisition.

  • Analyze municipal land-use in targeted markets to assess opportunities for entitlement.

Site Visits & City Research

  • Conduct preliminary site visits on specific targeted deals and analyze for feasibility.

  • Visit and catalog existing use properties in targeted markets to assess opportunities for residential construction.

Analysis

  • Assist with preparing market studies which includes risk analysis, due diligence and financial review.

  • Assist with preparing Land Package (to include proformas) for submittal to Corporate Land Committee.

  • Assist the Land Acquisition team in preparing the Market Strategy report annually.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education/Certifications/Licenses

  • Bachelor's Degree preferred. Prefer degree in related field (Business, Construction Management, Engineering, Planning, Government Relations and/or Finance)

Experience

  • 2-3 years of direct land experience required

  • Market research experience required

Knowledge, Skills & Abilities

  • Action oriented, with the drive to push deals to successful closure

  • Makes quick and accurate decisions based heavily on facts, data and/or metrics

  • Familiarity with land use Concepts and experience working with municipal officials on land use related issues.

  • Strong technical and analytical skills

  • Ability to negotiate and influence important decisions

  • Strong ability to work within a team setting, inclusive of other's ideas

  • Strong verbal and written communication, with the ability to take complex concepts and communicate succinctly and accurately

  • Proven ability of being customer centric by seeking solutions from the customer's perspective

  • Must be proficient in Microsoft Suite (at least intermediate level). Advanced Excel Skills required

COMPENSATION AND BENEFITS:

  • Base Salary: The expected base salary range for this position is $90,000 - $110,000 per year depending on experience, paid semi-monthly.

  • Bonus: this position is eligible for an annual discretionary bonus
